When my husband Dan received his posting to Nova Scotia, we did what most RCMP families do — we jumped in and figured it out as we went. We bought privately, excited to finally have a home in this beautiful province. What we didn’t know then could have cost us dearly. Appliances were ripped out. Things were taken off the walls. Items we assumed came with the home simply didn’t. Nobody told us what should stay and what could go — because nobody on our side of the transaction truly understood what we were walking into.

 

That experience is exactly why I became the REALTOR® I am today. After 24+ years as an RCMP spouse and years of helping members and their families navigate transfers to Nova Scotia, I want to share what I wish someone had told us back then.

 

THE REALITY OF A 5-DAY TIMELINE

Most Canadians take months to buy a home. RCMP members often have 5 days.

 

Five days to fly into an unfamiliar province, tour homes, make a decision, and secure a purchase — all while managing the emotions of uprooting your family. It’s an experience unlike anything in the civilian real estate world, and it requires a REALTOR® who understands that completely.

 

When I work with an RCMP family, those 3 to 5 days are dedicated entirely to them. Every showing, every decision, every phone call — nothing else takes priority. If your destination REALTOR® can’t commit to that, keep looking. A great agent for a regular buyer is not necessarily the right agent for a transfer.

 

WHAT BGRS ACTUALLY COVERS — AND WHAT MOST FAMILIES MISS

 

The BGRS (Brookfield Global Relocation Services) program is generous, but many members don’t realize the full scope of what they’re entitled to claim. Here’s a breakdown of key coverages on both the selling and buying side:

 

When Selling:
– Real estate commission fees are covered up to a total of 4%
– BGRS requires a market analysis immediately upon receiving your posting message
– If your home hasn’t sold after 30 days, monthly reports are required — these include comparable properties in your area that are selling or sitting, giving you a realistic picture of the market

 

When Buying in Nova Scotia:
– Legal fees are covered up to the stated allowable amount
– Home inspections are covered up to the allowable amount
– Radon testing — sometimes included as part of a home inspection package
– Septic and well testing has NO stated price ceiling, which is significant in Nova Scotia where rural properties with private systems are common

 

That last point is one most families don’t know. If you’re buying a home with a well and septic system — which is very common outside of Halifax — don’t skip those tests, and know that BGRS has your back on the cost.

 

RENTING VS. BUYING: HONEST ADVICE

 

With only 5 days to find a home, some families wonder if they should rent first and buy later once they know the area. It’s a fair question, and the honest answer is: it depends.

 

If the market is moving fast and inventory is low, waiting could mean paying more later. On the other hand, if you’re feeling rushed and uncertain, a short-term rental can give you breathing room.

 

What I always tell RCMP families is this: be very mindful of what you pay and what you put into the home. Most postings last 3 to 5 years. Nova Scotia’s market has seen incredible fluctuation in recent years, and it’s genuinely difficult to predict where prices will be when your next posting comes. A home that needs significant upgrades to be livable may not return that investment when it’s time to sell. Go in with your eyes open.

 

WHAT TO LOOK FOR IN A DESTINATION REALTOR®

Not every REALTOR® is equipped to handle a transfer. Here’s what to look for — and what to ask:

 

Ask them directly: “Can you dedicate 3 to 5 full days exclusively to me during my house hunting trip?”

 

If they hesitate, or say they’ll fit you in around other clients, that’s a red flag. Transfer timelines don’t bend for anyone’s schedule.

 

Look for someone who:

 

– Understands the BGRS process and timelines
– Knows which communities are within reasonable distance of your detachment
– Can pre-screen properties before you arrive so your days on the ground are focused
– Will communicate clearly about what is and isn’t included in a sale — appliances, fixtures, window coverings, and more
– Has experience with the specific challenges of rural Nova Scotia properties (wells, septic systems, older homes)

 

NOVA SCOTIA IS WORTH IT

 

I moved here in 2007 and have never looked back. Nova Scotia offers something genuinely rare — a slower pace, stunning scenery, tight-knit communities, and a quality of life that’s hard to find anywhere else in Canada.
